Unit 1 of a 12-unit complex at 77 N. Ocean encountered an unexpected problem – wet drywall. A water pipe had a pinhole leak, and it was apparent to the residents that a short-term fix was not going to solve the problem. Making things worse, the original plumbing design didn’t include shutoffs for the individual units, so a problem for one unit was a problem for all.
A number of options were considered, including copper pipe replacement, running new PEX outside the building, and lining the existing pipe. Said Board President Bryan Beckham, “Re-piping would have been a nightmare. After some research it became clear that SPT’s pipe lining solution was going to be the least invasive and longest-term fix, and ultimately the best solution for our 12 units.”
An SPT camera inspection indicated that the vast majority of the 40-year-old galvanized pipe serving the property was still in good shape and not in need of replacement. The SPT crew sandblasted the pipe clean, then it was lined with Nu LineTM safe epoxy. SPT also changed out valves, installed four shutoff points to isolate units in blocks of 3, and even arranged for the drywall repair.

SPT’s pipe lining process greatly extended the life of the water pipes while helping preserve the value of the property in the most cost-effective way possible. By utilizing the existing pipes, SPT saved time and money for their client with minimal disruption to the tenants.
